Complete single storey rear extension including excavation and concrete strip foundations to Building Control specification, blockwork cavity walls with full-fill mineral wool insulation, structural steel beam installation (engineer's calculations included), flat roof construction with high-performance EPDM rubber membrane and insulation to current Building Regulations, aluminium bi-fold doors to rear elevation, internal plastering and decoration to finish, electrical first and second fix throughout the extension, and all associated Building Control applications and inspections.

Estimated Timeline
8-10 weeks from agreed start date. Building Control application to be submitted upon acceptance of this proposal. All works to be carried out by qualified, insured tradespeople in compliance with current Building Regulations.
Terms & Conditions
Payment Schedule: 10% deposit upon acceptance, 30% on completion of foundations, 30% on completion of roof structure, 30% balance on practical completion and snagging sign-off.
Guarantee: All workmanship guaranteed for 12 months from date of practical completion. This does not affect your statutory rights.
Variations: Any additional work or changes to the agreed scope must be confirmed in writing before works commence. Additional costs will be quoted separately.
Cancellation: Either party may cancel this agreement with 7 days written notice. Cancellation after commencement will be subject to payment for work completed and materials ordered.
