Scope of Work

We are pleased to present this proposal for the construction of a single storey rear kitchen extension at the above property, measuring approximately 4 metres by 3 metres. The project will commence with the careful demolition of the existing rear wall and removal of all arising materials from site. We will then excavate and pour new concrete strip foundations in accordance with current Building Regulations, with depths subject to approval by Building Control upon inspection. Blockwork cavity walls will be raised to plate level, incorporating cavity wall insulation, damp proof courses, and wall ties as required. A structural steel beam (RSJ) will be installed to form the opening between the existing property and the new extension, with all structural calculations provided by our appointed engineer and submitted to Building Control for approval.

The extension will feature a warm flat roof construction with a single-ply membrane finish, incorporating a large rectangular skylight to flood the new kitchen space with natural light. The rear elevation will include a set of aluminium bi-fold doors (approximately 3 metres wide) opening onto the garden. Internally, all walls and ceilings will be plastered to a smooth finish ready for decoration. The electrical installation will include 5 new double sockets positioned to suit the proposed kitchen layout, 4 recessed LED downlights, and all wiring back to the existing consumer unit. Plumbing works will comprise hot and cold supply pipework and waste connections for the new kitchen sink, tied into the existing drainage system. All work will be left clean and ready for the client's own kitchen fitter to install units — the supply and fitting of kitchen units is excluded from this proposal. Final making good to all disturbed internal and external areas is included.

Scope of Work

We propose a complete strip-out and renovation of the family bathroom at the above property, measuring approximately 2.8 metres by 2.2 metres. The existing bathroom suite, wall and floor tiles, and flooring will be carefully removed and disposed of responsibly. All waste and supply pipework will be reconfigured to accommodate the new layout. We will supply and install a new P-shaped shower bath with a curved glass shower screen, a close-coupled toilet with soft-close seat, a wall-hung vanity unit with integrated basin and mixer tap, and a chrome heated towel rail connected to the central heating system. All plumbing connections will be completed to a high standard using push-fit and compression fittings, with full testing for leaks before tiling commences.

The walls will receive full floor-to-ceiling tiling using client-selected tiles (tile cost included in our allowance up to £30 per square metre — any excess to be agreed). The floor will be finished with high-quality vinyl flooring suitable for wet areas, laid on a properly prepared and levelled subfloor. We will install a new inline extractor fan ducted to the external wall, wired to operate on a humidistat with a 15-minute overrun timer. Four recessed IP65-rated LED downlights will be installed to the ceiling. All edges, joints, and sanitaryware connections will receive a professional silicone seal in white to match the suite. Upon completion, the bathroom will be left clean, fully functional, and ready for use.

Scope of Work

We propose a complete rewire of the 3-bedroom semi-detached property at the above address, bringing the entire electrical installation up to the current BS 7671 18th Edition Wiring Regulations. The existing wiring, consumer unit, and accessories will be fully removed and replaced. A new dual RCD split-load consumer unit will be installed at the existing intake position, providing full RCD protection to all circuits as required by current regulations. New circuits will include ring final circuits for ground floor and first floor sockets, dedicated radial circuits for the kitchen, a 32A cooker circuit, a 40A shower circuit, and separate lighting circuits for each floor. All cable runs will be in twin-and-earth or appropriate cable types, routed through the loft space, under floorboards, and chased into walls where necessary, all clipped and supported to regulation standards.

The completed installation will comprise 14 double socket outlets and 2 single socket outlets positioned to suit the client's requirements, 12 ceiling light points with new pendant fittings (client to supply light shades), 2 external bulkhead lights (1 front, 1 rear), mains-interlinked smoke alarms fitted to the hallway, landing, and kitchen in compliance with current regulations, a new 32A cooker connection point, and a new 40A electric shower supply. Upon completion, we will carry out full testing and inspection of the installation, issue an Electrical Installation Certificate (EIC), and provide a satisfactory Electrical Installation Condition Report (EICR). All chases cut into walls will be made good with bonding plaster, left ready for the client's decorator to skim and paint. We will notify the local Building Control body of the works via our Part P self-certification scheme membership.
